Our transactional funding allows you to hold a property for up to 95 days after closing before reselling it.

To start the transactional funding process for your deal:

• Application Form (click here to download a copy)
• Short Sale Transaction Worksheet (click here to download a copy)
• Copy of Drivers License
• Articles of Incorporation/Organization
• Bylaws/Operating Agreement
• Certificate of Good Standing (as of transaction date)
• Resumes of all Principals and/or Authorized Signers
• Brief Narrative Describing Business Plan
• Fully Executed A-B Contract (with all Addendums if applicable)
• Signed Approval Letter from A-Seller’s Lender
• For Short Sales: Seller Affidavit of Understanding: Signed and Notarized (click here to download a copy)
• All Investor Disclosures (e.g., Intent to Sell at Profit, etc.)
• Fully Executed B-C Contract (with all Addendums and Disclosures)
• Verification of C-Buyer Deposit (Min. Deposit of 3%)
• Approval Letter from C-Buyer’s Lender
• A-B and B-C Preliminary HUD-1 Closing Statements
• Property Valuation and Analysis Fee ($400 for first deal; $250 for each deal thereafter)

We cannot proceed with funding your deal unless we get the necessary items above.  Also, you MUST have the C buyer lined up and under contract to purchase the property from you in order for us to provide the transactional funding for your deal.
